Due to continued success, they are seeking an experienced Commercial Manager to provide commercial leadership across the business and lead an established team of Quantity Surveyors and Estimators.
The Opportunity
Reporting to senior leadership, you will be responsible for overseeing the commercial performance of projects from tender through to final account, while leading a team of approximately 4-5 Quantity Surveyors including a QS Lead and 2-3 Estimators, including an Estimating Lead.
This is a strategic and hands-on leadership role where you will drive commercial outcomes, improve processes, mentor staff, and ensure projects achieve budget, margin, and profitability targets.
Key Responsibilities
Commercial Leadership
• Lead the commercial function across multiple residential developments.
• Develop and implement commercial strategies to maximise project profitability and minimise risk.
• Monitor project financial performance and provide regular reporting to senior management.
• Manage commercial risk, contractual obligations, and claims resolution.
• Support project teams with commercial decision-making and cost management.
Quantity Surveying & Estimating Oversight
• Oversee estimating activities and tender submissions.
• Review and approve cost plans, budgets, and pricing strategies.
• Manage contract administration, variations, extensions of time, and final accounts.
• Ensure accurate financial reporting, forecasting, and cost control.
• Oversee procurement processes and purchase order management.
Supplier & Stakeholder Management
• Lead supplier and subcontractor negotiations.
• Develop strong relationships with key suppliers and trade partners.
• Identify opportunities for cost savings and procurement efficiencies.
• Conduct site visits to support delivery teams and monitor project performance.
Leadership & Team Development
• Lead, mentor, and develop a team of Quantity Surveyors and Estimators.
• Foster a high-performance culture focused on accountability and continuous improvement.
• Support staff development, succession planning, and capability growth.
• Drive consistency in commercial processes and best practice across the business.
About You
To be successful in this role, you will bring:
• 10+ years' Quantity Surveying and commercial management experience within the New Zealand residential and/or commercial construction sector.
• Strong knowledge of the NZ Building Code, NZ Building Standards, NZS 3604, NZS 3910, NZS 3915, and related contract frameworks.
• A tertiary qualification in Quantity Surveying, Construction Management, or a related discipline.
• Proven experience leading and developing commercial, QS, or estimating teams.
• Strong commercial acumen with excellent financial reporting and forecasting capability.
• Advanced negotiation and stakeholder management skills.
• Experience managing procurement and subcontractor relationships.
• Strong working knowledge of estimating, cost management, and construction software platforms.
• A collaborative leadership style with the ambition to contribute to the long-term success of the business.
